Property Condition Report

 

Property Condition Reports (PCR) are useful in avoiding disagreements with the tenant about damage to the property.

 

The Residential Tenancy laws require self-managed landlords, and property managers prepare a property condition report describing the condition of the property at the start and the end of a tenancy.

 

PCR is a detailed comprehensive report which accurately describes the condition of a property prior to a tenant taking possession.

 

 

 

 

      Routine Inspections

Routine inspections are conducted throughout a tenants occupation of a property as a means of ensuring it is being maintained to a high and acceptable standard.

​

We happily work alongside tenants to identify any maintenance that may be necessary during the tenancy.

 

Routine inspections are carried out six weeks after the tenants have moved in and every three months after that.

Final Bond Inspection 

​

A Final Bond Inspection is performed at the end of the tenancy and is used to determine if the property has been returned as close as possible to the same condition as it was at the start of the lease.

​

The in going Property Condition Report is used as the basis to determine where any changes to the property have occurred during the course of the lease.

​

Our inspectors are fair and unbiased and are skilled in assessing if the damage is likely to be fair wear and tear or neglectful damage

Inventory

 

Inventories are a  detailed and full itemisation and recording of furnishings and chattels, for fully or semi furnished properties and can be included with the PCR process or done seperately according to your need.
